Old Factory Retrofitting Into Office Building

Structural Problems that may be faced when Retrofitting Old Factories into Office Buildings:

1. If the structure is partially demolished or holes (door openings, windows, and ventilation ducts) are opened during the renovation process, the overall stability of the original structure may be destroyed

2. Load changes. Old factories are usually designed according to the load requirements of industrial production, while the load of office buildings is relatively light but the distribution may be different

3. The structural system of the old factory may have suffered a certain degree of damage during long-term use, affecting the overall stability

4. Factories generally have larger column grid spacing and spans to meet the needs of industrial production. When converting into office buildings, more small spaces may need to be divided, which may involve adding partitions or floor slabs in large-span areas. The newly added structure will bring additional loads to the original beam-column system, which may cause the original structural components to have insufficient bearing capacity

5. Adjusting the column grid layout, such as moving the position of the column or reducing the number of columns, will have a significant impact on the force system of the entire structure, requiring complex structural reinforcement and renovation

6. Old factories usually have higher floor heights, while office buildings need to meet certain net height requirements to provide a comfortable office environment. During the renovation process, it may be necessary to add mezzanines or reduce the floor height. This will change the stress of the structure, especially for beams and columns. Adding a mezzanine may increase the load on the original beam, requiring the beam to be reinforced; lowering the floor height may affect the length and stability of the column
